A website you never have to think about again
Your website, redesigned and rebuilt for phones, hosted on Microsoft Azure, and kept current by the person who built it. Fixed build price. Flat monthly plan. Nothing for you to log into, update or patch.
Built once, years ago, by someone who is no longer around
Most local business websites were built once, years ago, by someone who is no longer around. They look fine on the laptop they were designed on and cramped on the phone your customers actually use. The copyright says 2019. The contact form may or may not work. And somewhere there is a WordPress login with 14 plugins waiting for updates that nobody wants to run, because the last time someone did, the site broke.
The owner knows all this. What stops them is not the money, it is the prospect of managing another project and another vendor.
One package, delivered and run by one person
Design
A homepage concept built from your own words, brand and photos before you commit to anything, then a full design with two rounds of revisions. Mobile first, because that is where your customers are.
Build
Up to 12 pages, your existing content migrated and cleaned up, headlines and page copy refreshed with you, a contact or request form that emails your office, and every old address redirected so you keep the Google rankings you have earned.
Hosting
Your site runs as a fast static site on Microsoft Azure with a global CDN, SSL and daily backups. There is no WordPress, no plugins and nothing to hack, because there is no server-side application to attack.
Care
After launch, changes go to me by email and come back done. Schedule updates, new team members, a seasonal offer, a price change: covered by your monthly plan, with a turnaround you can plan around.
Content management, if you want it
Every site is managed in Umbraco, a professional content management system. By default I do the editing. Choose the Umbraco CMS edition and your team gets its own login to edit pages, news and schedules, with the site republished automatically. Same fast, secure public site either way.
Ownership
You own your domain, your content and your images. If you ever leave, you get a complete copy of your site. Nothing is hosted somewhere you cannot walk away from.
Two ways to buy the same site
Choose by how you prefer to budget.
| Feature | Build + Care | Site as a Service |
|---|---|---|
| Up front | $6,500 to $9,500, quoted after a 30-minute call | $1,500 onboarding |
| Monthly | Care plan, from $95 | $345, Care Plus included |
| Term | Month to month | 24 months, then month to month |
| Design ownership | Yours at launch | Yours after month 24, or buy out any time |
| Best for | Owners who budget projects | Owners who budget subscriptions |
The build price depends on page count and integrations. A typical 10-page site with a contact form, refreshed copy and content migration is $7,500. Extra pages are $250 each.
Two editions
| Feature | Managed | Umbraco CMS edition |
|---|---|---|
| Who edits | I do, through your care plan | Your team, in Umbraco, plus me when you want |
| Editor accounts | None needed | Up to 5, with roles (editor, publisher) |
| Publishing | I publish | Publish yourself; the site rebuilds in minutes |
| Training | Not needed | 90-minute session plus a written guide for your site |
| Media library, page templates, news, events, schedules | Managed for you | Self-service, built to your content model |
| Price | Included | $1,500 added to the build, $95 per month added to any plan |
The CMS edition suits businesses that post news, change schedules or menus weekly, or have someone on staff who already manages the website. Most owners start on Managed and add the CMS edition later; the switch does not require a rebuild.
Every plan includes hosting, SSL, CDN, backups and monitoring
Every plan includes Azure hosting, SSL, CDN, daily backups, uptime and form monitoring, and the security of a site with nothing to patch.
| Feature | Essential | Standard | Plus |
|---|---|---|---|
| Monthly | $95 | $195 | $345 |
| Change requests included | 30 minutes | 2 hours | 4 hours |
| Turnaround | 3 business days | 2 business days | Next business day |
| Schedule, price and team updates | Billed hourly | Included | Included |
| Seasonal landing page | Billed hourly | One per quarter | As needed, within hours |
| Analytics report | Annual | Quarterly | Monthly, with a 20-minute call |
| Google Business Profile updates | Billed hourly | Billed hourly | Included |

Hours do not roll over; that keeps the plan simple. Most multi-location or seasonal businesses choose Standard.

From a first call to a site that runs itself
A 30-minute call
What the site has to do, what pages you need, what you like and dislike about the current one. You get a written quote within two business days.
Homepage concept
A designed homepage using your brand and words. If you came in through one of my cold emails, you already have this.
Design and build
Full design, two revision rounds, then the build. Content migrated, redirects mapped, form tested. Four weeks for most sites.
Launch
DNS switched over, analytics connected, 30 days of post-launch fixes included.
Care
Send changes by email. They come back done, within your plan's turnaround.
Why Azure and not WordPress or Squarespace
Every managed website is content-managed centrally and published as a static site. Static means there is no database, no plugin and no admin screen on the public site, so there is nothing to compromise and nothing to update, and pages load in a fraction of a second.
Azure means the same infrastructure I have used to build production platforms for 20 years, at a hosting cost low enough that it is included in every plan. You get the speed and security of a modern site without the subscription-platform lock-in.
Be the answer when someone asks AI for a business like yours
$750 setup plus $149 per month, no contract.
Your next customer may not Google you. They ask ChatGPT, Claude, Gemini or Perplexity for "a good estate attorney near Tysons" and get three names. If yours is not one of them, you never find out.
AI engines recommend businesses they can read clearly and verify. On a Managed Website the setup goes inside your pages: structured data on every page (business, services, locations, people, FAQs), an llms.txt file that tells AI crawlers what you do, answer-first FAQ pages written so an AI can quote them, a robots.txt that welcomes AI crawlers, Bing Webmaster and IndexNow wired to every publish (Bing is what ChatGPT search reads), and your Google Business Profile made consistent with the site. You get a baseline report showing what the five engines say about you and your competitors today.
The monthly plan keeps it working: weekly checks of a panel of real customer questions across all five engines, one answer-first article a month on a topic those checks show you are missing, monitoring of which AI crawlers visit your site, and a one-page monthly report with the questions you now appear in.
Also available on its own for any existing website.
→AI Search OptimizationQuestions owners ask
Do I have to move away from my current host?
Yes. The site runs on Azure so that hosting, backups and security are part of the plan. I handle the move and the DNS change; your email stays where it is.
Can I edit the site myself?
Yes, with the Umbraco CMS edition: your team gets editor logins, roles and training, and the site republishes itself when you hit publish. Without it, you send changes to me and they are covered by your plan. You can add the CMS edition at any time without a rebuild.
What is Umbraco?
An open-source, professional content management system used by organizations from small businesses to Microsoft and Carlsberg. Your site is managed there and published as a fast static site, so you get a real editor without the plugin and security problems of WordPress.
What happens if I cancel?
You keep your domain and content and receive a complete copy of the site. On Site as a Service, the remaining months of the 24-month term are due.
Will I lose my Google rankings?
No. Every old page address is redirected to its new equivalent before launch, and the site is faster and mobile-friendly, which Google rewards.
Do you write the copy?
Yes. Refreshing your page copy is part of the build. Longer pieces such as service guides or articles are $75 each.
How long does it take?
Most sites launch within four to six weeks of the kickoff call.
Ready to see your homepage, redesigned?
Send me your website address. Within a week you get a designed homepage concept in your inbox, free, no obligation. If you like it, we talk about the rest.
We’re on top of things and aim to respond to all inquiries within 24 hours.
